Running the day to day agenda of the acquisition department independently
Sourcing mainly off-market as well as processing of on-market opportunities
Maintaining and updating the land database and internal mapping system, including administration of land and contact archives
Business Development, meetings, site visits and negotiations with relevant authorities, municipalities, landowners, agents, land developers and preparation for that (presentations) etc.
Preparation of development concepts/studies with external parties and support from construction department
Land plots technical specifications evaluation (i.e. access (Land Cadaster database), infrastructure (Digital technical map), zoning plan conditions, protective zones, limits in location etc.)
Preparation and evaluation of land acquisition financial models
Preparation of land acquisition ICMs and HUMs and presenting them to the committee
Processing and executing LOIs/FPAs/PAs
Cooperation with construction dpt., legal dpt., corporate investment dpt. during pre-assessment phase and whole acquisition process
Requirements
Independent candidate on senior level highly preferred
The seniority level of the candidate depends on proposed conditions (salary, bonus, car etc.)
Experienced in land acquisition/development with projects realized
Hands on approach with active searching of off-market opportunities with strong ability to search and process such land plots
Existing database of potential opportunities
Experienced in negotiations with authorities, municipalities, landowners, land developers, framers
Knowledge of legal aspects of land acquisition, legal documentation
General knowledge of standard conditions in land acquisition (options, condition precedents)
Technical knowledge of parameters required for industrial land
Knowledge of urban planning, master plan (limits in location – tech. specifications evaluation), permitting processes, Land Cadaster database system (Marushka), Digital technical maps
Basic knowledge of AutoCAD, GIS maps or app for layout preparation is advantage
Knowledge of fundamental financial indicators in real estate
Experience with real estate financial models
Analytical skills and thinking
Knowledge of the Czech industrial real estate market
Language skills: Czech/Slovak (native or bilingual) and English (professional working level)
Driving license (Category B) – active driver
