Responsible for managing the Bank’s commercial corporate real estate portfolio in assigned Region(s)
Negotiate and execute contracts for various commercial corporate real estate transactions, such as leases, subleases, assignments, and purchase and sale agreements for the Corporation and its subsidiaries in assigned Region(s)
Analyze network consolidations, assist in due diligence for acquisitions and expansion decisions, supported by preparation of financial models and analysis of various real estate contracts; present recommendations to management
Facilitate disposition of excess corporate real estate property via sales, sale/leasebacks, lease buy-outs, and subleases
Work closely with internal Bank business customers (i.e., internal departments requiring acquisition or disposition of corporate office and retail real estate), as well as internal Bank partners, such as Property Management, Space Planning and Construction
Reduce occupancy expense by identifying and implementing cost reduction opportunities
Develop and maintain, through frequent travel and other research sourcing, a thorough understanding of commercial real estate markets and general economic conditions in assigned Region(s)
Develop an in depth understanding of applicable laws and regulations in assigned Regions, as well as legal and accounting procedures
Identify risk-related issues needing escalation to management
Promote an environment that supports belonging and reflects the M&T Bank brand
Maintain M&T internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators as applicable
Requirements
Bachelor's degree and a minimum of 3 years’ commercial corporate real estate sales, leasing and contract negotiations experience, or in lieu of a degree, a combined minimum of 7 years’ higher education and/or work experience, including a minimum of 3 years’ commercial corporate real estate sales, leasing and contract negotiations experience
Ability to travel frequently to assigned Regions
Strong personal computer skills, including pertinent presentation, spreadsheet, and word processing software
