Provide analytical and project management support to the Data Center Team for acquisitions, redevelopment, and development opportunities within the Central & East Regions.
Collaborate with the Data Center Investment Officer and their team to drive deal flow by identifying and developing data center opportunities.
Build and maintain key relationships with third-party vendors, including brokers, architects, contractors, and engineers.
Identify, present, and assess new investment opportunities within the data center sector.
Lead the preparation of investment memos, feasibility studies, and other presentations for senior management and the Investment Committee.
Evaluate the value and potential of data center investments or development projects by creating and analyzing discounted cash flow models, proforma models, and other related financial analyses.
Manage and maintain proforma models for existing and future land banks designated for data center development.
Requirements
3+ years of relevant experience, preferably in the real estate or construction industry, with a focus on development, finance, or project management, particularly within the data center or industrial sectors.
Strong knowledge of financial and real estate concepts, such as joint venture partnerships, net present values, internal rates of return, and cap rates.
Ability to create and modify cash flow models (with and without debt financing, distribution waterfalls) using Argus and Microsoft Excel.
Experience in analyzing, interpreting, and creating real estate and construction documents, including but not limited to LOIs, RFPs, property offering memorandums, market reports, and contracts.
Ability to travel up to 25% domestically.
Bachelor’s degree in Real Estate, Finance, Civil Engineering, Construction Management, or Economics; advanced degree a plus.
