Responsible for property operations including oversight of property accounting, leasing, marketing, and maintenance functions.
Manages property and staff within guidelines of company policies and procedures.
Meets and greets prospective residents.
Shows units to prospective residents and explains occupancy terms.
Maintains the HUD/RD waiting list per program requirements.
Conducts resident screening and approves applications.
Collects deposits and completes lease forms outlining occupancy conditions.
Ensures rents are collected when due, issues receipts, and posts rentals in the accounting system.
Makes bank deposits daily following posting procedures.
Assists Regional Manager in vendor selection and approves property purchases.
Coordinates approval for purchases exceeding $100 and verifies receipts and services rendered.
Completes required weekly and monthly property reports.
Manages the petty cash fund and assists with the development of the annual property operating budget.
Performs evictions and participates in legal proceedings as necessary.
Resolves resident complaints and answers questions.
Schedules and monitors daily staff performance and conducts safety meetings.
Requirements
High school education or equivalent preferred.
Accounting experience required.
Valid driver’s license with current vehicle insurance.
Industry certifications preferred.
Basic working knowledge of multifamily property management including Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collections, eviction procedures, accounting principles, and the use of accounting software preferred.
Assertive collection skills and superior customer service and employee management skills.
Effective communication with all levels of management and personnel.
Detail-oriented and able to focus with occasional interruption.
