Facilities & Maintenance Technician
Position Summary
The Facilities & Maintenance Technician is a hands-on, community-oriented role that helps ensure Oak Hills’ shared spaces are inviting, safe, and ready for residents to enjoy. This position plays an important part in the daily care of our amenities by supporting both the Maintenance Specialist and Office Administrator with custodial tasks, basic repairs, event setup, and routine facility inspections. By keeping common areas clean, orderly, and in good working condition, the Facilities & Maintenance Technician helps create a positive experience for everyone in Oak Hills and contributes to the sense of pride we share in maintaining our neighborhood’s appearance and amenities.
Responsibilities
· Custodial & Facility Care
o Perform routine custodial tasks including trash removal, cleaning, sweeping, mopping, and restroom sanitation.
o Restock consumables in all common areas (paper products, soap, cleaning supplies, etc.).
o Inspect amenities daily for cleanliness, organization, safety hazards, and equipment condition.
o Maintain appearance standards for the Recreation Center, Gym, Pool areas, Sport Courts, Community Room, and other shared spaces.
o Conduct seasonal cleaning efforts and assist with minor repairs as assigned.
· Maintenance & Operations Support
o Assist the Maintenance Specialist with general maintenance tasks including light repairs, painting touch-ups, assembling equipment/furniture, and work order follow-through.
o Set up and break down facility spaces for events, rentals, and HOA programs.
o Report facility deficiencies and maintenance needs promptly for resolution.
o Safely operate cleaning equipment, basic tools, and community facility systems.
· Events & Community Support
o Assist with preparation, logistics, and cleanup for HOA-sponsored activities and community events
o Help ensure amenities remain accessible, operational, and well-presented during events and peak usage times.
o Provide friendly customer support to residents and renters during facility use.
· Compliance & Safety
o Follow safety protocols for chemical handling, equipment usage, and secured areas.
o Regularly monitor and report hazards or policy violations observed in common areas.

· 1–2 years of experience in custodial, facilities, or general maintenance roles preferred.
· Ability to work with basic hand tools, cleaning equipment, and maintenance supplies.
· Strong attention to detail and personal pride in maintaining high standards of cleanliness.
· Reliable, punctual, and capable of working with minimal direct supervision.
· Customer-focused and professional when interacting with residents and vendors.
· Must be able to lift 50 lbs, bend, kneel, carry materials, and perform physical tasks on a routine basis.
· Ability to work both indoors and outdoors in various weather conditions.
Work Environment & Schedule
The Facilities & Custodial Technician works onsite throughout the Oak Hills community and collaborates closely with the Maintenance Specialist, Office Administrator, vendors, and residents. This role requires a strong presence in shared amenities, performing hands-on tasks that ensure facilities remain clean, safe, and welcoming for all who live and visit here.
· Position Structure & Schedule
o Reports to the Oak Hills HOA Board President (or designated Board leadership)
o Works in close coordination with the Maintenance Specialist and Office Administrator for daily task assignments and prioritization
o Standard schedule: Thursday – Monday, 7:00 AM – 4:00 PM
o Occasional evenings, holidays, or additional weekend hours may be required to support facility rentals, community events, or operational needs
· Work Conditions
o Onsite role with duties performed across indoor and outdoor common areas
o Frequent interaction with residents, renters, and vendors
o Requires routine physical activity including lifting up to 50 lbs., carrying supplies, bending, stooping, standing for extended periods, and working in various weather conditions
o Shared workspace with operational staff; requires safe use of facility equipment, tools, and cleaning materials
