Job Description: Maintenance Technician
Job Summary
The Maintenance Technician is responsible for the maintenance duties of Associations involving mostly exterior carpentry, painting, plumbing repairs, electrical repairs and minor roofing repairs in addition to other exterior responsibilities to guarantee that the communities we manage are properly and safely maintained.
Essential Duties and Responsibilities
➢ Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.
➢ Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
➢ Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.
➢ Operate and perform routine maintenance and repairs on systems & equipment as needed.
Other Duties and Responsibilities
➢ Maintain company issued vehicle (routine PM’s, oil changes etc.)
➢ Other duties as assigned.
Work Schedule
Part-time: Monday - Friday, 8:00am - 2:00PM
QualificationsPhysical Demands
➢ Ability to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft.
➢ Ability to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)
➢ Must be able to operate a vehicle from one location to another (do they sign anything?)
➢ Must be able to lift and carry up to 20 pounds on a frequent basis.
➢ Must be able to sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel and climb.
➢ Must be able to use hands and fingers to input data to information system; and talk or hear in order to gather and provide information on departmental processes.

Education and Experience
➢ High School Diploma or GED Required
➢ 3 -- 5 years of directly related or closely related experience
Travel Requirements
➢ Travel may be required (no overnights)
Working Conditions:
➢ Typical outside work environment year-round (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools), exposure to elements like rain, heat or cold.
➢ Overtime may-be required (on-call rotation)
