Growth Marketing Director (Fractional, Contract)

RealEstateU is hiring a part-time, contract Growth Marketing Director to build and run a multi-channel acquisition engine for its real estate pre-licensing courses across 22 states. The role owns channel strategy, execution, attribution, and optimization to drive enrollments and revenue.

Responsibilities:

• You will own strategy, execution, and the tracking that proves what works
• Paid social (Meta and TikTok): Prospecting and retargeting aimed at career-pivot intent: people engaging with side hustles, career change, and be-your-own-boss content. Own creative strategy, hooks, and testing cadence. Primary KPI: cost per enrollment and ROAS
• Strategic affiliates: A partner program with university career centers, military veteran transition programs, and career blog networks, paid as a trackable revenue share per enrolled student. Recruit, onboard, and equip partners. Primary KPI: enrollments and revenue per partner
• Lifecycle (email and SMS): Automated drip funnels that reactivate years of dormant leads from all 22 states, plus nurture for new leads and exam-prep sequences for current students. Segment by state, source, and stage. Primary KPI: reactivated enrollments and revenue per lead
• Career Night webinar: The free webinar as a lead magnet: registration page, reminder sequence, live or evergreen delivery, offer, and replay follow-up. Primary KPI: registration-to-attend and attend-to-enroll rates
• You will also own landing pages, offers, and conversion rate optimization across these funnels, working with existing staff or contractors for design and build
• Every enrollment must be traceable to its channel, campaign, and creative. In your first 30 days you will design and document this stack, then build it with our team. You will choose tools with us based on our current LMS, checkout, and CRM
• You study the avatar and the offer economics first, then engineer the funnel, and you can show before-and-after numbers

Requirements:

• 5+ years in direct-response growth marketing for online courses, education, info products, coaching, or similar high-intent transactional offers
• Proven results on Meta paid social, with TikTok ads experience; you can share CPA, ROAS, and conversion results from past accounts
• Hands-on experience building email and SMS lifecycle funnels, including reactivation of aged lead lists
• Webinar funnel experience: registration, show-up, and offer conversion
• Working knowledge of server-side tracking, GA4, UTMs, and attribution; you can spec it even if a developer implements it
• Conversion rate optimization and direct-response copywriting for landing pages, ads, and emails
• Experience in real estate, licensing, or other regulated education
• Built or managed an affiliate or partner program with revenue-share payouts
• Relationships with university career services, military transition programs, or career content creators
• Multi-state marketing experience, including state-specific messaging
• Certifications such as DigitalMarketer, Meta Blueprint, or Google Analytics
