Property Management Market Researcher - Competitor Analysis

Fruition Properties LLC is seeking an independent researcher to analyze 10–15 property management competitors in selected South Carolina markets. The researcher will assess competitors’ services, pricing, clientele, reputation, technology, and marketing, then deliver a comparison spreadsheet and a concise report with growth recommendations.

Responsibilities:

• The researcher will identify and analyze 10–15 relevant property management companies and evaluate the following areas:
• Services Offered: Residential property management services, leasing, tenant screening, rent collection, maintenance coordination, inspections, owner reporting, and additional services
• Pricing Structure: Management fees, tenant placement or leasing fees, lease renewal fees, setup fees, maintenance markups, and other applicable charges. Identify publicly available rates and note when pricing requires a direct inquiry
• Target Clientele: Single-family rental owners, small and large real estate investors, multifamily property owners, and other relevant customer segments
• Online Reviews and Reputation: Summaries of publicly available reviews, recurring positive feedback, common complaints, and overall reputation
• Technology and Operations: Tenant and owner portals, property management software, online rent payments, maintenance request systems, and other technology-enabled services
• Marketing Strategies: Company websites, search engine visibility, social media, online listings, client testimonials, referral strategies, and other methods used to attract property owners
• Market Positioning and Opportunities: Competitors' apparent strengths and weaknesses, service differentiators, pricing trends, and potential gaps in the market
• Local Market Considerations: Relevant rental market trends, economic factors, and regulatory considerations that may influence property management demand and business strategy
• Research should prioritize publicly available information from company websites, online reviews, rental market resources, social media, and other credible sources. Any estimates or unavailable information should be clearly identified rather than presented as confirmed facts
• A well-organized spreadsheet comparing all 10–15 companies, with columns for company name, service area, services, pricing, target clientele, reputation, technology, marketing strategies, competitive strengths, weaknesses, and potential opportunities
• Include source links for key findings and indicate when pricing or other information is not publicly available
• A concise report highlighting:
• Key competitor and market trends
• Common pricing structures and service offerings
• Competitive strengths and weaknesses
• Underserved customer segments or potential market gaps
• Opportunities for Fruition Properties LLC to differentiate its services
• Actionable recommendations for pricing, service development, marketing, and market positioning
• The report should be practical and focused on recommendations that can support business growth
• The selected researcher is expected to deliver a complete competitor comparison spreadsheet and a 2–4-page market research summary report within the agreed timeline

Requirements:

• Experience conducting market research, competitor analysis, or business research
• Strong analytical and quantitative research skills
• Proficiency with spreadsheets, online research tools, and organizing data
