Prepare and deliver accurate monthly, quarterly, and annual financial reports for assigned strata plans.
Develop and maintain intermediate to advanced Excel spreadsheets for financial tracking, reconciliations, variance analysis, and reporting (e.g., pivot tables, VLOOKUPs, formulas, conditional formatting).
Enter annual budgets, including levy schedules and expenditure forecasts, into relevant systems according to each strata plan’s financial requirements.
Set up and manage opening balances and financial records for new properties or transitions from previous managers.
Prepare and post journals for accruals, adjustments, and reconciliations in line with Australian accounting standards.
Process and reconcile supplier invoices while ensuring compliance with strata budgets and financial controls.
Support audit readiness and ensure adherence to strata legislation, trust accounting rules, and compliance requirements.
Work closely with strata managers to interpret financial data and ensure accuracy of all client‑facing financial reports.
Communicate financial insights clearly, including to non‑financial stakeholders.
Identify gaps or inefficiencies in financial processes and systems.
Recommend and implement improvements to reporting tools, workflows, and data accuracy.
Requirements
Diploma or higher in Accounting, Finance, Business, or related discipline (preferred).
Minimum 5 years of experience in accounting, finance, or bookkeeping; strata/property accounting highly desirable.
Strong background in financial reporting, reconciliations, budget entry, opening balances, and journal preparation.
Intermediate to advanced proficiency in Microsoft Excel (essential).
Experience using strata, property, or accounting systems (e.g., StrataMax, MYOB, Xero) is highly desirable.
Strong understanding of accounting frameworks and financial controls.
Exceptional attention to detail and commitment to accuracy.
Strong communication skills, particularly in simplifying financial concepts.
Ability to work independently, manage deadlines, and deliver precise reporting.
