Work closely with pre-construction personnel to ensure compliance with specifications, contract drawings, scope, and contract requirements
Identify and resolve constructability, design, schedule, and administrative issues prior to production
Establish project budgets and production schedules
Maintain awareness of contract requirements including scope, specifications, drawings, billing requirements, change order procedures, submittals, and RFIs
Maintain the project schedule and oversee punch-list completion and closeout
Negotiate contract scope and final pricing with clients
Convert bid tabs to cost reports and maintain them through closeout
Manage schedule of values, cash flow projections, and monthly billings
Manage project receivables and payables
Ensure subcontractor and vendor scopes support full contract compliance
Verify subcontractor billings align with project financials to maintain positive cash flow
Coordinate subcontractor and vendor schedules with overall project scheduling
Assist in negotiating subcontract and purchase order terms
Assist with selecting the project team at award
Identify personnel needs and oversee hiring of labor
Manage and maintain labor budget development and execution
Ensure proper documentation of administrative and personnel procedures
Set clear expectations and distribute consistent information to team members
Requirements
Proven experience as a Project Manager in construction or a related industry
Strong understanding of contract requirements and project financials
Excellent communication and leadership skills
Ability to manage multiple subcontractors and vendors
Proficiency in scheduling, budgeting, and project documentation
