Lead and develop a team of Real Estate Managers, fostering a culture of innovation, collaboration and continuous improvement
Provide mentorship and guidance to team members, helping them grow their skills and advance their careers
Facilitate cross-functional collaboration with other departments to ensure aligned strategies
Manage acquisition of all necessary Real Estate assets for the Wireless team, including building relationships with property owners, landlords, and real estate agents for inbuilding sites, rooftop installations, and ground lease agreements.
Develop and maintain relationships with Land Use authorities, Municipalities, Hydro companies, public transit entities, major real estate companies and third-party tower companies to allow for fast and seamless implementation of Wireless infrastructure
Act as the final internal reviewer for complex lease agreements
Ensure all contracts meet TELUS standards and long-term operational needs
Navigate all regulatory requirements, federal and provincial
Manage relationships with third-party environmental consultants, surveyors, and engineering firms to ensure deliverables meet project timelines
Manage the CAPEX budget for site acquisition and pre-construction activities
Provide accurate forecasts on site 'Ready for Construction' dates
Work in a multidisciplinary environment, collaborating with Legal, Construction, Operations and Media Relations teams amongst others
Requirements
Bachelors Degree in Engineering, Architecture, Urban Planning, or a related field
8+ years of experience working in the telecom industry, with at least 3 years in a leadership/management capacity
Deep understanding of wireless network infrastructure and cell site requirements
Ability to understand contracts, legal context, and a solid understanding of the regulatory requirements surrounding Wireless infrastructure as well as good knowledge of the real estate market in telecommunications
Exceptional leadership and team management abilities, coupled with strategic planning and digital transformation leadership
Strong coaching, mentoring abilities, and effective communication skills across various stakeholders
Proven innovative mindset, adaptability, and analytical problem-solving.
Experience in automation, project management, and risk management.
Customer-focused approach, understanding telecom trends, cost optimization, and aligning initiatives with business goals
Regulatory Knowledge: Deep understanding of the Radiocommunication Act, CPC from ISED and Canadian municipal planning processes
Proven track record of negotiating high-value real estate or infrastructure contracts
Ability to interpret Radio Frequency (RF) design search maps, Safety Code 6 reports, and structural engineering drawings
Familiarity with provincial-specific regulations (e.g., Ontario or Alberta’s Planning Act, BC’s Planning and Land Use Management Regulation or Quebec’s municipal codes) is a significant asset
Ability to communicate in both French and English.
