Property Manager

Role Overview

• Ensure all Fair Housing and affordable housing regulations are adhered to
• Collect and Deposit rent within 24 hours of collection, notifying residents of delinquent rent
• Resolve resident inquiries, work orders, and requests in a timely manner
• Maintain and build applicant waiting list
• Ensure property stays on budget through cost effective practices
• Conduct initial lease process with certification and annual re-certification for affordable housing
• Pass INSPIRE, State, and Government Agency inspections
• Ensure that vacant apartments are ready to lease quickly
• Process applications for move-in/transfer and forward to Compliance for approval
• Supervise property staff
• Inspect and supervise the work of outside vendors
• Organize community activities according to property management agreement
• Be on call for after-hours emergencies
• Travel to regional and home office training/conferences as required
• Lead marketing and leasing strategy to maintain occupancy targets
• Conduct unit inspections and daily walks of property for safety and compliance

Requirements

• High school diploma or equivalent
• 2+ years of affordable housing experience with LIHTC, or Section 8
• Solid understanding of Fair Housing
• Skilled in income qualification, tenant file accuracy, and regulatory compliance
• Strong customer service skills
• Strong competency in Microsoft office suite and familiar with learning new software
• Fair Housing Training (preferred)
• Real Page Onesite Experience (preferred)
