Role Overview
- The role will be to support the Head of Capital Transactions and team in implementing capital transaction strategies across Australia and New Zealand.
- Responsible for investment and development acquisition cash flow modelling, including independent development, review, and refinement of financial models, preparation of investment papers, due diligence coordination and external stakeholder management.
- The Senior Analyst plays a key role in investment research, financial analysis, and preparation of relevant materials, and provides hands‑on support through due diligence, closing, and transition of acquisitions.
- Lead detailed financial modelling for acquisition and disposal opportunities, including cash flow, equity, and debt structures.
- Independently develop, review, and refine feasibility models and assumptions, ensuring accuracy, consistency, and commercial robustness.
- Identify key risks, sensitivities, and value drivers and clearly articulate findings to the Head of Capital Transactions.
- Prepare financial analysis, returns calculations, sensitivities, and supporting schedules for Investment Committee and internal approvals.
- Draft sections of investment papers, feasibility reports, and price submissions with increasing autonomy.
- Support the Head of Capital Transaction with analytical input and scenario testing to inform transaction strategy and negotiations.
- Manage elements of due diligence programs across valuation, legal, tax, physical, and environmental workstreams.
- Coordinate consultants and advisors for assigned workstreams, ensuring deliverables are on time and to scope.
- Establish, maintain, and manage transaction data rooms and handover materials from acquisition through to operations.
- Support execution and closing activities, including internal approvals, documentation coordination, and funding milestones.
- Work closely with internal stakeholders to ensure alignment on assumptions, feasibility outcomes, and transaction risks.
- Build effective working relationships with agents, consultants, and advisers under the guidance of the Manager.
- Ensure modelling, documentation, and transaction processes align with internal controls, governance frameworks, and compliance requirements.
- Proactively identify risks and gaps in analysis or process and recommend mitigation strategies.
- Prepare and maintain transaction-level reporting for live acquisition and disposal opportunities, including status tracking, key milestones and forecast returns.
- Coordinate the preparation of periodic transaction and pipeline updates for Group-level reporting, including reconciliation of model outputs and key assumptions.
- Contribute to ad hoc projects and strategic initiatives within the Capital Transactions function as required.
Requirements
- Degree qualified, preferably with exposure to Direct Real Estate, Finance, Property, or a related discipline.
- 5–7 years’ experience in property, real estate investments, transactions, or development-focused roles.
- Advanced experience in Excel‑based investment cash flow modelling; experience with development feasibility tools (e.g. Estate Master, Circle) is highly regarded.
- Strong analytical capability with the ability to independently interrogate assumptions and sensitivities.
- High attention to detail with strong ownership over the quality and timeliness of work.
- Confident communicator with the ability to translate complex financial analysis into clear insights.
- Proactive, self‑motivated, and comfortable working autonomously while supporting a broader team.
- Ability to contribute to a high‑performing team culture.
- Ability to work independently and collaboratively in a deadline‑driven environment.
- Ability to travel when required.
