Ensure all Fair Housing and affordable housing regulations are adhered to.
Collect and deposit rent within 24 hours of collection, notifying residents of delinquent rent.
Provide outstanding service to the residents, resolving resident inquiries, work orders, and requests in a timely manner.
Maintain and build applicant waiting list.
Ensure property stays on budget through cost-effective practices.
Conduct initial lease process and annual re-certification for affordable housing, state agency, and government agency programs.
Pass INSPIRE, State, and Government Agency inspections while maintaining company standards.
Ensure that vacant apartments are ready to lease quickly and market those units diligently until occupied.
Process applications for move-in/transfer and forward to Compliance for approval.
Supervise property staff including maintenance and housekeeping staff, inspecting unit turns, preventative maintenance, work order completion, and quarterly housekeeping inspections.
Inspect and supervise the work of outside vendors.
Organize community activities on a regular basis according to property management agreement and lease requirements.
Available to be on call for after-hours emergencies and other business needs.
Travel to training and/or conferences as required.
Lead marketing and leasing strategy to maintain occupancy targets.
Regularly conduct unit inspections and daily walks of property to ensure safety and curb appeal standards are met.
Requirements
High school diploma or equivalent
2+ years of affordable housing experience with LIHTC or Section 8
Solid understanding of Fair Housing
Skilled in income qualification, tenant file accuracy, and regulatory compliance
Strong customer service skills
Strong competency in Microsoft Office suite and familiar with learning new software
