Develop and implement asset-level business plans aligned with P3’s investment strategy.
Identify value creation opportunities including leasing optimization, repositioning, redevelopment, and cost efficiencies.
Define and execute strategies to enhance NOI, occupancy, and long-term asset value.
Monitor asset performance and implement corrective actions where necessary.
Perform hold & sell analysis and provide strategic recommendations.
Support acquisition and disposal processes.
Prepare and support asset-level investment memos, financial models, and recommendations for Investment Committee approval.
Take ownership of financial performance of assigned assets, including revenue growth and cost management.
Prepare and manage annual asset budgets, reforecasts, and long-term business plans.
Monitor operating performance against budgets, KPIs, and underwriting assumptions.
Oversee valuation inputs and support external valuation processes.
Provide detailed financial and operational analysis to support decision-making.
Define leasing strategies to maximize occupancy, tenant quality, and rental growth.
Collaborate with leasing teams and external brokers to secure new tenants and renewals.
Build and maintain strong relationships with key tenants.
Identify opportunities for lease restructuring or optimization.
Provide technical input into lease negotiations where required.
Support the implementation of day-to-day Technical Asset Management activities across assigned assets in the Netherlands in line with asset-holding company requirements.
Track and evaluate technical performance of assets (maintenance, capex, compliance, lifecycle planning) against business plans and market standards.
Oversee and support capex projects and major technical initiatives, ensuring alignment with budgets, timelines, and asset strategy.
Collaborate with technical teams and external advisors to review scopes, costs, risks, and execution of projects.
Support preparation and monitoring of operating budgets and long-term technical plans.
Ensure compliance with local regulations, safety standards, and operational requirements.
Drive implementation of ESG initiatives across the portfolio.
Identify and execute sustainability improvements (energy efficiency, solar PV, EV infrastructure, certifications).
Ensure assets comply with environmental and regulatory requirements.
Work closely with internal and external teams including Development, Construction, Finance, Leasing, Property Management, and Legal.
Supervise external property and facility managers to ensure operational excellence.
Manage external advisors including brokers, consultants, and technical experts.
Ensure alignment between asset strategy, country priorities, and group-level objectives.
Monitor logistics and real estate market trends, occupier demand, and competitor activity.
Provide strategic insights and recommendations to support portfolio positioning.
Maintain strong relationships with brokers, tenants, investors, and industry stakeholders.
Represent P3 at relevant industry events.
Prepare asset performance reports and portfolio updates for senior management.
Contribute to portfolio and investment committee materials.
Ensure compliance with internal governance, investment guidelines, and reporting standards.
Requirements
University degree in Real Estate, Finance, Economics, Engineering, or a related field.
7+ years of experience in asset or investment management within logistics/industrial real estate.
Strong analytical and financial skills, including cash flow modeling and performance analysis.
Proven experience driving asset business plans, leasing strategies, and value creation initiatives.
Solid exposure to technical asset management, including capex planning, asset performance, and lifecycle management.
Good understanding of building systems, technical due diligence, and property/facility management.
Familiarity with Dutch regulations and technical compliance requirements.
Experience with ESG initiatives (e.g. energy efficiency, solar, EV infrastructure) is a plus.
Strong stakeholder management and communication skills.
Fluent in English; Dutch is an advantage.
A technical background (e.g. engineering or construction) is a plus.
