Facilities Management supports all sites within the Eliot network, ensuring safe, clean, and fully operational environments for residents, staff, and visitors. The department oversees building maintenance, emergency response systems, vendor contracts, regulatory compliance, and capital improvement projects. Through proactive planning and coordinated response, the team maintains high standards of safety, quality, and efficiency across all 90 properties. This role job cover for the north shore area and 45 locations.

The ideal candidate for the Director of Facility Operations will be an experienced facilities professional with strong leadership and organizational skills. They will have hands-on knowledge of building systems, the ability to manage multiple projects and staff effectively, and a strong commitment to safety, compliance, and quality standards.

Responsibilities:

• Oversee the day-to-day facility management of all sites within the Eliot network to ensure safe and clean-living environments.
• Oversee the hiring, training, supervision, evaluation and disciplinary action of all facility staff in accordance with agency policy.
• Schedule, conduct and facilitate regular Facility Management staff meetings.
• Maintain detailed, accurate, up-to-date records documenting all repair requests, assignments and completion dates.
• Participate as necessary in establishing schedules and negotiating contracts, for ancillary services, i.e., snowplowing, landscaping, pest control, burner maintenance, etc.
• Develop and manage a staff schedule for a 24-hour mobile response administrative on-call system for building emergencies. Maintain a daytime and after-hours resource list for plumbing, heating/air conditioning, electrical, fuel, fire, police, glass, and vans for each facility and geographic area.
• Prioritize and assign workers via work orders to buildings and projects, and oversee project quality and completion.
• Supervise all subcontractors/journeymen in the execution of projects to ensure that a high-quality standard is maintained. Inspect completed work prior to final payment.
• Participate in scheduled facility evaluations/inspections for each property at least annually.

Qualifications:

• Must have current Massachusetts General Contractors license 
• Ten years experience in related field with substantial management experience in facility operations, including staff supervision and oversight.
• Excellent organizational skills with strong ability to provide follow through.
• Ability to effectively manage multiple projects, prioritize, be detail oriented and meet deadlines.
• Ability to develop strong, positive working relationships with all levels of staff, state licensors and local inspectors in the spirit of teamwork and cooperation.
• Possess baseline knowledge in all building trades to effectively oversee subcontractors/journeymen.
• Ability to research Massachusetts General Laws, Code of Massachusetts
• Regulations, state licensing regulations and local zoning ordinances applicable to agency programs.
• High energy level and dedication to excellence. Computer literacy and skill in the use of computers and related software applications.
• Must have a valid drivers license and reliable transportation. 

Schedule: Monday-Friday, 9am-5pm.

Annual Salary$80,000—$100,000 USD
