Job Role - Deputy Manager - HVAC

Core Site Execution Responsibilities (York Chillers):
- Equipment Handling: Supervise the rigging, positioning, and installation of heavy-duty York chillers, cooling towers, and primary/secondary chilled water pumps, Chilled water pipeline, condenser pipeline including valves.
- Testing & Commissioning: Coordinate with manufacturer technicians (e.g., Johnson Controls) for pre-commissioning checks, refrigerant charging, and performance testing.
- System Integration: Oversee the installation of the Chiller Plant Manager (CPM) / Chiller Management System (CMS). This includes calibrating sensors, Variable Frequency Drives (VFDs), and modulating valves for optimal load management.
- Site Quality & Safety: Ensure compliance with strict EHS (Environment, Health, and Safety) protocols, piping pressure testing, and ASHRAE/local electrical safety standards.
CPM System (Critical Path Method & Chiller Plant Management)
Responsibility of Project Manager in this field:
1. CPM as Critical Path Method (Project Scheduling)
- Timeline Management: Build and maintain detailed project schedules identifying the longest sequence of dependent activities required to complete the project on time.
- Resource Crashing & Leveling: Identify critical tasks—such as chiller delivery lead times, piping fabrication, and electrical integration—to prevent bottlenecks and trade stacking
- Milestone Tracking: Monitor the schedule for zero-float tasks to ensure testing, commissioning, and final handover are achieved by the contractual deadline.
2. CPM as Chiller Plant Manager (Operational Control)
Plant Optimization: Utilize the CPM system, an automated DDC (Direct Digital Control) panel, to sequence chillers based on cooling load demands.
Energy Efficiency: Implement CPM sequences to balance equipment run hours, control VFDs, and optimize condenser water temperatures for maximum energy savings
General Project Management Duties
- Budget & Contracts: Manage project financials, process variation orders, and approve contractor progress billing.
- Stakeholder Coordination: Act as the primary liaison between the client, architects, MEP consultants, and equipment vendors.
- Risk Mitigation: Identify technical, logistical, or contractual risks early and implement solutions to avoid project delays.
