Contribute to strategic planning for the Land Sourcing area to achieve departmental targets and the company’s growth objectives, ensuring future regional launches and maintaining the Landbank policy;
Coordinate and ensure the land acquisition process (purchase pipeline), involving all relevant stakeholders to prepare new investments in accordance with the company’s required metrics;
Negotiate with landowners and intermediaries to execute contracts compliant with the company’s property acquisition rules;
Prepare economic and financial feasibility studies for new projects/businesses;
Review, discuss and validate draft purchase and sale agreements for land;
Manage executed contracts with respect to deadlines, key events (conditions precedent/resolutory conditions) for closing the acquisition, and renegotiation of commercial terms when necessary;
Prepare the project book/package for the Investment Committee;
Monitor, validate and approve payments for purchased land (including accountability reports and the delivery of units to counterparties in property swap agreements) to ensure compliance with contractual obligations;
Oversee maintenance management of land in the Landbank until construction begins (security, demolitions, inspections, etc.), ensuring the land is preserved in optimal condition for project execution;
Request, track and verify preliminary land-use analyses and massing studies, as well as legal assumptions for the preliminary design, aiming for optimal site density within legal frameworks and company guidelines.
Requirements
Bachelor’s degree in Civil Engineering, Architecture and Urbanism, Business Administration, Real Estate Management, Economics, or related fields;
Experience in land sourcing and negotiation for real estate development;
Knowledge of site feasibility analysis, urban planning legislation and buildable potential;
Experience negotiating with owners, real estate agencies, brokers and strategic partners;
Knowledge of the real estate market and land acquisition dynamics;
Desirable knowledge of financial mathematics, real estate valuation and negotiation techniques;
Proficiency in Microsoft Office, with intermediate/advanced Excel.
