Help define and adjust Ukio’s pricing strategy across markets, analyzing demand trends, competitive benchmarks, and portfolio performance
Respond to Sales team quotations on discounts and pricing conditions during client negotiations, ensuring decisions are commercially sound and aligned with revenue targets
Support the evaluation of new apartment opportunities for the Investment Committee, estimating potential revenue and helping assess maximum acquisition or lease prices
Conduct market and demand analysis (occupancy, ADR, pace, seasonality) to identify pricing opportunities and risks across cities and apartment typologies
Build and maintain pricing and revenue models to support data-driven decision making
Conduct variance analysis on pricing and revenue performance to understand changes and define where adjustments are needed
Work comfortably with BI and analytics tools (e.g. Omni Analytics) to deepen Ukio’s pricing and revenue analytical capabilities
Contribute to the identification and tracking of pricing and revenue KPIs
Prepare clear, timely reports for the Pricing Director, Sales, and the Investment Committee to support faster, better-informed decisions
Requirements
3+ years of relevant experience in pricing, revenue management, or commercial/financial analytics, ideally within real estate, hospitality, or mid-term rental
Excellent analytical and quantitative skills, with the ability to work confidently with large datasets and translate complex analysis into clear, actionable recommendations
Experience building pricing or revenue models and delivering recommendations to commercial or executive teams based on findings
Experience responding to commercial teams under time pressure, balancing speed with analytical rigor
Experience supporting investment or business case analysis, ideally helping estimate revenue potential and pricing for new assets or opportunities
Comfortable understanding and analyzing gross margin, and confident assessing how pricing and discounting decisions impact profitability
Experience working with BI tools such as Omni, QlikView, Tableau, or similar, to drive analytical efficiency and deliver insights that aid pricing and commercial decision making
Strong Excel skills and experience with the Google Workspace suite (Sheets, Slides, Docs)
Knowledge of and curiosity about AI tools, with an interest in applying them to improve pricing and revenue analysis
Very data driven in decision making and uncomfortable with ambiguity and chaos
Strong communication skills, comfortable interacting with stakeholders at different levels, including Sales teams and C-level leadership
