The Senior Director, Strategic Marketing, is responsible for elevating and scaling the national marketing platform across multiple markets, acting as a strategic leader and advisor to ensure effective marketing deployment and performance.
Responsibilities:
- Oversee marketing strategy and performance across multiple markets
- Serve as a strategic advisor to market leaders and brokers, aligning marketing efforts to revenue goals, business priorities, and client development strategies
- Identify growth opportunities and position marketing as a driver of business development, pursuits, and client engagement across all assigned markets
- Extend and operationalize the national marketing platform across all assigned markets
- Ensure consistent adoption of tools, workflows, and standards across markets
- Act as the primary connector between local markets and national platform teams (Brand, Content, PR, Operations, Data)
- Drive efficiency by shifting work from custom, one-off execution to scalable, repeatable systems
- Lead adoption and integration of AI and workflow automation across assigned markets
- Redesign marketing workflows to reduce manual production and increase strategic capacity
- Enable local teams to operate as conductors of systems, not just executors of tasks
- Partner with Marketing Operations to continuously improve tools, processes, and performance
- Partner with brokers and business line leaders to drive business development strategy and pipeline growth
- Lead and elevate pursuit strategy, including positioning, storytelling, and competitive differentiation for high-value pitches and proposals
- Ensure consistent, high-quality execution of pitch materials, presentations, and client-facing deliverables
- Drive adoption and effective use of sales enablement tools (e.g., CRM, LinkedIn Sales Navigator, ZoomInfo, and related platforms) to support prospecting and client engagement
- Align marketing efforts with deal origination, client targeting, and revenue generation workflows
- Identify opportunities to integrate data, insights, and intent signals into business development strategies
- Oversee go-to-market strategy for property marketing initiatives across assigned markets, including leasing, asset positioning, and campaign execution
- Ensure all property marketing deliverables reflect strong asset positioning, storytelling, and brand alignment
- Partner with leasing and asset teams to develop differentiated positioning strategies that align with market conditions, target audiences, and ownership objectives
- Leverage data, insights, and platform tools to elevate the quality, consistency, and performance of property marketing efforts across markets
- Champion compelling asset-level and market-level messaging that clearly communicates value, drives engagement, and supports leasing velocity
- Coach and develop local marketing teams, elevating strategic thinking, capability, and execution quality
- Ensure teams are effectively leveraging platform resources and not duplicating efforts across markets
- Oversee public relations efforts and earned media strategies in collaboration with the national PR team and third-party agencies
- Support the development and execution of market events, industry conferences, and networking opportunities to deepen client relationships
- Foster a culture of innovation, accountability, and continuous improvement across all assigned markets
- Establish KPIs aligned to revenue support, efficiency, and platform adoption; regularly monitor campaign performance and provide insights to drive optimization and ROI
- Monitor performance across markets and adjust strategies to improve outcomes and drive measurable impact in lead generation, broker productivity, speed to market, and marketing ROI
- Monitor market trends and emerging technologies and recommend improvements that keep Stream on the leading edge of commercial real estate marketing innovation
Requirements:
- Bachelor's degree in Marketing, Business Administration, or a related field; a master's degree is a plus
- 12–15+ years of marketing experience, preferably within commercial real estate or a related industry
- Demonstrated experience leading marketing across multiple markets, regions, or business units
- Proven ability to drive both strategy and execution within a complex, matrixed organization
- Strong knowledge of marketing principles, strategies, and tactics, with a focus on digital marketing and lead generation
- Proficiency in CRM systems, marketing automation platforms, and digital marketing tools
- Strong analytical skills with the ability to interpret data, identify trends, and make data-driven decisions
- Excellent written and verbal communication skills, with the ability to articulate complex concepts to both internal and external stakeholders
- Proven leadership skills with the ability to motivate and develop a geographically distributed team
- Strategic mindset with the ability to think creatively and develop innovative marketing approaches at scale
- Strong project management skills with the ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines
