Livable is building the Autonomous Utility Operating System for property managers and owners, helping them recover utility costs, increase NOI, and eliminate manual billing workflows. The Director of Business Development will be responsible for activating partnerships, executing industry events, and generating demand that converts into revenue.
Responsibilities:
- Build and activate relationships with national and local apartment associations (e.g., National Apartment Association, local affiliates)
- Own strategy and execution for: Tradeshows, Reverse tradeshows / business exchanges, Member education events and meetings
- Secure speaking opportunities and position Livable as a thought leader in utility billing, compliance, and NOI optimization
- Turn partnerships into consistent pipeline sources, not one-off events
- Plan and execute a national calendar of high-ROI events
- Develop repeatable playbooks for: Pre-event demand generation, On-site engagement, Post-event conversion handoff to sales
- Track and optimize pipeline and ROI per event
- Launch and scale Livable’s apartment broker referral program
- Build relationships with brokers and advisory groups
- Conduct lunch & learns, educational sessions, and portfolio reviews
- Design and refine referral mechanics in partnership with leadership
- Turn brokers into a trusted distribution channel
- Drive distribution of Livable’s insights across: Industry publications, Association newsletters, LinkedIn and owned channels
- Partner with marketing to: Syndicate blogs, articles, and research, Align content with event and partnership strategy
- Establish Livable as a go-to voice in utility management and regulation
- Generate high-quality, marketing-qualified leads (MQLs) through partnerships and events
- Partner closely with Account Executives to ensure clean handoff and conversion
- Continuously refine targeting and messaging based on conversion feedback
Requirements:
- 6–10+ years in business development, partnerships, or demand generation (proptech, real estate, or adjacent industries preferred)
- Proven track record of turning relationships into revenue pipeline
- Strong presence, comfortable leading events, speaking, and building trust with industry stakeholders
- Highly organized and metrics-driven, you don't just “do events,” you measure outcomes
- Entrepreneurial mindset, you can build from zero and create structure where none exists
- Comfortable operating as both strategist and executor
